Our mortgages are designed for Ghanaian diaspora members who are legal residents or citizens of the U.S. or Canada. We focus on financially established professionals — typically with stable employment, strong credit history, and verifiable income. You do not need to be a first-time homebuyer.
No. Akwaaba Mortgage is a mortgage platform that originates and services loans. We connect qualified borrowers with capital from our investor network. All loans are secured by verified, insured properties in Ghana.
We earn revenue through origination fees charged at closing, ongoing loan servicing fees, and the spread between borrower interest rates and investor returns. All fees are disclosed transparently during the application process.
Properties & Verification
Every property undergoes a 4-step verification: (1) Independent title search through the Ghana Lands Commission by licensed law firms, (2) Physical property valuation by GhIS-registered valuers, (3) Legal review of all property documentation, and (4) Comprehensive property insurance binding. Only properties that clear all four steps are listed on our platform.
No. We only finance properties from our network of verified developers. This restriction exists to protect you — it ensures every property has been through our due diligence process and meets our quality, title, and insurance standards.
If a developer fails any step of our 5-step verification process, they are not listed on our platform. We do not make exceptions. If a previously verified developer falls below our standards, their listing is suspended until issues are resolved.
Absolutely. We encourage it. Our Ghana-based team can coordinate property visits and developer meetings. However, our comprehensive verification process is designed to provide confidence even if an in-person visit is not possible immediately.
Loan Terms & Process
Interest rates typically range from 7.9% to 12.0% depending on the product, borrower profile, down payment, and loan term. Rates are fixed for the duration of the loan. Specific rates are determined during underwriting based on your complete financial profile.
Down payments range from 20% to 30% depending on the mortgage product. Our Standard Purchase Mortgage requires 20% minimum, the Accelerated Purchase requires 30%, and the Investor Multi-unit product requires 25%.
From Letter of Interest to closing, the typical timeline is 60–90 days. This includes pre-qualification (48 hours), application review (2 weeks), Ghana-side verification (3–4 weeks), and closing preparation (1–2 weeks). Timelines may vary based on document availability and property specifics.
Yes. Our Standard and Investor products have no prepayment penalty after the first 3 years. The Accelerated Purchase product has no prepayment penalty at any time. You can make additional principal payments at any time without penalty.
All mortgage payments are in U.S. dollars (USD). You are never exposed to GHS currency fluctuation risk on your loan. Payments are collected via ACH direct debit from your U.S. or Canadian bank account.
For Investors
Currently, investment opportunities are available to accredited investors as defined by SEC regulations. This typically means an annual income exceeding $200,000 (or $300,000 jointly) or a net worth exceeding $1 million excluding primary residence.
Target returns vary by investment tier and risk profile, but our structured mortgage investments are designed to deliver competitive risk-adjusted returns backed by verified, insured real estate assets. Specific projections are provided during the investor onboarding process.
Every mortgage in our portfolio is secured by independently valued and insured property. The lender is named as first beneficiary on insurance policies. Conservative LTV ratios (70–80%) provide an equity cushion. Borrowers are verified using U.S.-grade underwriting standards.
Investor distributions are paid monthly via ACH transfer. You receive detailed statements showing principal and interest components, and annual tax documentation is provided for your records.
Security & Compliance
Yes. We use 256-bit AES encryption for data at rest and TLS 1.3 for data in transit. All documents are stored in secure, access-controlled storage with audit logging. We never share your personal information with unauthorized third parties.
Your mortgage is registered at the Ghana Lands Commission with the lender's interest noted on the title. The property is insured with the lender as first beneficiary. All documentation follows both Ghanaian land law and international mortgage lending standards.
We work with borrowers to find solutions during financial hardship, including forbearance and loan modification where appropriate. In the event of default after exhausting remediation options, the mortgage is enforceable under Ghanaian law, and the lender has the right to foreclose on the property.
